Case Setup

LienLink invites every party to the case, collects required documents (W-9s, bank verification), and confirms the settlement amount with each side.

02

Release Review

Each lien claimant uploads their signed lien release. LienLink reviews each for completeness and verifies bank details before payment.

03

Funding

The funding party wires settlement funds to LienLink's secure settlement account using verified wire instructions.

04

Disbursement

Funds are disbursed to all verified lienholders. Every wire is independently verified and backed by $5M in fraud insurance.

05

Closed & Filed

LienLink files all lien releases with the county recorder and delivers a complete Settlement Closeout Report to all parties.

Built for Every Party on the Project

From the lender writing the checks to the sub waiting to get paid, every role in a construction settlement has different pain. LienLink solves each one without changing anyone's process.

01
Construction Lenders

Your collateral is the building.

Unresolved liens put it at risk. LienLink gives you real-time visibility into every claim, release, and disbursement — so you can fund with confidence and close on schedule.

02
Developers & Owners

Liens block your closing.

LienLink coordinates every lienholder simultaneously and delivers a clean title faster than any traditional escrow process — at a fraction of the cost.

03
Sureties & Insurers

You don't want to administer this.

When claims come in against your payment bond, you need them resolved cleanly and documented. LienLink handles the entire settlement process so you don't have to.

04
Construction Attorneys

Stop coordinating over email.

Built by a construction attorney who lived this problem. LienLink gives your firm a dedicated platform — document review, fund administration, lien release, and full audit trail on every case.

05
General Contractors

You're responsible up and down the chain.

LienLink gives you a single view of every subcontractor's lien status and payment, so you can close out projects cleanly without chasing anyone down.

06
Subcontractors & Suppliers

You filed the lien because you weren't paid.

LienLink ensures your release is tied to verified payment — not promises. Real-time status from submission to wire, so you always know exactly where you stand.

Why LienLink Beats a Traditional Settlement Coordinator

Flat Fee · Always Under 1% of Settlement

No hourly billing, no hidden charges. One transparent platform fee confirmed at case setup and deducted at disbursement.

Founded by a Construction Attorney

Built by a practicing construction litigator who has handled lien disputes from both sides — designed around how attorneys actually work.

Full Audit Trail · Every Action Timestamped

Every document upload, approval, and fund movement is logged with a timestamp — ready for discovery or dispute resolution.

Closeout Report + Lien Filed at Close

LienLink delivers a full Settlement Closeout Report and files the executed lien releases with the county recorder at case close.

$5M Wire Fraud Insurance · Every Transaction

Independently verified bank details and $5M in wire fraud insurance on every disbursement — the same protection used by top law firms.

LienLink offers two levels of service. For full settlement administration, including fund holding, disbursement, and wire fraud protection, LienLink manages the entire process from first dollar to final filing. For parties who prefer to handle payment directly, LienLink also provides release verification and filing only, delivering the same legal infrastructure and closeout documentation without holding funds.

By accessing or using the LienLink platform ("Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service. These terms apply to all users including attorneys, payors, payees, property owners, and administrators.

2. Description of Service

LienLink is a clearinghouse platform that facilitates coordination of mechanic's lien settlements. LienLink provides technology to organize documentation, communicate between parties, and track settlement status. LienLink is not a law firm and does not provide legal advice. LienLink coordinates the administrative process of lien settlement, including document review, fund administration, and disbursement.

Settlement funds are held in a secure bank settlement account. LienLink LLC is not a bank and does not hold funds directly. Disbursement of funds is governed by the executed settlement agreement and authorized by LienLink administrators.

4. User Accounts

You are responsible for:

  • Maintaining the confidentiality of your login credentials
  • All activity that occurs under your account
  • Notifying us immediately of any unauthorized access
  • Ensuring all information you provide is accurate and current

5. Wire Transfer Verification

Before sending wire transfers, users are required to verbally verify wire instructions with a LienLink administrator. Compliance

Last updated: March 2026

Settlement Account Compliance

All settlement funds processed through LienLink are held in a dedicated bank settlement account. Funds are held by a licensed financial institution and are never commingled with operating funds.

Funds are never commingled with operating funds. Each case is tracked as a separate virtual sub-account with complete transaction logs available to LienLink administrators.

Wire Fraud Prevention

LienLink takes wire fraud prevention seriously. Our platform includes the following safeguards:

  • Verbal verification required — all wire instructions must be verbally confirmed before funds are sent
  • Bank account verification — independently verified bank accounts prior to any disbursement
  • Administrator authorization — all disbursements require explicit approval from a LienLink administrator
  • Audit trail — every action on the platform is logged with timestamp and user attribution
  • Secure wire instruction delivery — wire instructions are delivered through the secure platform, never over unencrypted email

Data Security

LienLink uses industry-standard security practices:

  • Encryption in transit — all data transmitted over TLS 1.2+
  • Encryption at rest — all stored data encrypted using AES-256
  • Role-based access — each party sees only the information relevant to their role
  • Supabase infrastructure — SOC 2 Type II compliant hosting
  • Private document storage — all uploaded files stored in private buckets with signed URLs

Attorney Involvement

LienLink coordinates the settlement process but does not provide legal advice or legal services. Every LienLink case is assigned a managing administrator who is responsible for reviewing and verifying all lien release documents before any funds are disbursed.

LienLink LLC provides document administration and coordination services only. LienLink reviews documents for completeness and consistency with settlement terms — this is an administrative function and does not constitute legal advice or the practice of law. Parties requiring legal advice should engage their own counsel.

Record Retention

All case records, documents, transaction logs, and communications are retained for a minimum of 7 years following case closure, consistent with best practices for legal and financial record keeping.
